When you’re considering a home renovation or home repairs, it’s important to have a realistic idea of the cost. In addition, you’ll want to be sure that you’re hiring qualified professionals who will do quality work. In this blog post, we’ll give you tips on how to estimate home repairs accurately. We’ll also provide information on how to find local contractors and budget for your project. Let’s get started!

How Much Does It Cost to Fix a Whole House?

The average cost of repairs for a typical three-bedroom home is between $15,000 and $200,000. However, this number will vary depending on the size and age of your home, as well as the type of repairs that need to be made. For example, fixing a leaky roof will generally be more expensive than painting a room. A remodel of an entire home can range vastly from $100,000 to 200,000. However in this article we intend to focus on single projects on a renovation and how to determine a budget.

What Needs to Be Repaired First in a Home?

It’s important to get a home inspection before you begin any repairs. This will help you identify any potential problems that could end up costing more money down the line. Often as a home inspector I see many flipped homes that focus on a fully remodeled kitchen or bathrooms. However they have forgotten to update major appliances or critical items that need replacement within the next few years. Major components to the home such as your HVAC, Water Heater, and Roof have limited lifespans and can be major expenses alone. Replacing a roof can cost anywhere from $5000 – $20,000. Whereas fixing a water heater may be only a few hundred dollars.

After you’ve had your home inspection, you’ll have a better idea of what needs to be repaired. In some cases, you may be able to do the repairs yourself. However, if you’re not comfortable with home repairs, it’s best to hire a professional.

What Repairs Are Most Important in a Home?

While each home is different, there are some repairs that are more important than others. These items should be at the top of your list when budgeting for home repairs:

  • Fix any leaks, including roof leaks, plumbing leaks or window leaks.

  • Repair any structural damage to the home, including foundation cracks or damaged framing.

  • Replace any damaged or missing siding or trim.

  • Repair or replace any damaged windows.

  • Fix any electrical problems, including outdated wiring or faulty outlets.

While these are some of the most important repairs to budget for, there may be other repairs that are specific to your home. Be sure to consult with your home inspector to get a complete list of repairs that should be made.

If you’re thinking about selling your home, it’s important to make all necessary repairs before putting your home on the market. Not only will this help you get top dollar for your home, but it will also help the sale go smoothly.

If you’re a first-time homebuyer, don’t be afraid to ask for help from family and friends who have been through the process before. They can help you budget for repairs and renovations, and they can also put you in touch with reputable contractors.

No matter what your situation is, it’s always a good idea to consult with a professional home inspector before making any major repairs or renovations. A home inspection will give you a complete understanding of the condition of your home and what repairs need to be made.

How to Determine a Home Repair Budget?

How to Determine a Home Repair Budget

Budgeting Key Takeaways

  • Create a realistic budget based on the cost of materials and labor.

  • Factor in the cost of permits, if needed.

  • Get multiple estimates from qualified contractors.

  • Make sure the estimates are based on the same scope of work.

  • Be prepared to negotiate with contractors.

  • Don’t be afraid to ask for discounts on materials or labor.

Once you have your estimates, it’s time to start budgeting for your project. First, set aside money for any permits that may be required. Then, create a line item in your budget for each repair that needs to be made. Make sure to include a buffer in your budget for unexpected expenses. Finally, don’t forget to factor in the cost of labor when you’re estimating your total budget.

How Do I Find the Right Contractor for Me?

How Do I Find the Right Contractor for Me

There are a few things you’ll want to keep in mind when hiring a contractor. First, you’ll want to make sure the contractor is licensed and insured. Second, you’ll want to get references from the contractor and check those references. Finally, you’ll want to make sure you’re comfortable with the contractor and that they understand your vision for the project. Here are some items to keep in mind.

  • Get recommendations from friends or family members who have recently had work done on their homes.

  • Check online reviews before hiring anyone.

  • Make sure the contractor is licensed and insured.

  • Get multiple quotes before making a decision.

How to Make Sure a Contractor Is Licensed & Insured?

You can simply ask for this information or look up their license through your local state. In the state of Florida, you can use the THE FLORIDA DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATION. They have the option to search for a license by name, license number or which city or county the contractor is located. Asking for a copy of any contractors insurance is never an issue. However if you run into a contractor who will not easily provide their license or insurance it should be a big red flag. Always do your research.

What to Know Before Talking to a Contractor?

When meeting with a contractor, you’ll want to have an idea of what you want done. You should also have a budget in mind and be up front about that budget with the contractor. Providing your home inspection report can easily provide that contractor with the scope of work that may be necessary to address any repair and help with renovations. Finally, make sure you’re comfortable with the contractor before signing any contracts.

Know the Shape of Your Home Today.

Home repairs can be costly, but there are ways to mitigate the cost. The most important thing is to know what you need repaired and how much it will cost. Once you have that information, you can start planning your budget and finding the right contractor for the job. Make sure to schedule a home inspection today with HOMESHAPE Inspections! We can help you assess the condition of your home and determine necessary repairs.

He walked me thru the home, pointing out, and explaining the process and potential issues. He displays care and expertise in the very thorough inspection report provided immediately after inspection. After the inspection, he called me to explain his report and to offer some resources I may need as a new homeowner. I could tell how much he cares about his profession, and that he is looking out for my best interests. I highly recommend HomeShape Inspections, they offer timely quality service at a great value. I called Homeshape again for another 4 point inspection and I am very satisfied with the service I received. I will definitely use them again. read less

I didn't really know who to call, from the dozens and dozens of home inspectors out there. I looked at a list I found online, and felt overwhelmed by the number of choices, knowing I needed to start calling inspectors at random to figure out who I was going to hire. I scanned the list, held my breath, picked out my first selection, and made my first call. Luckily my first call turned out to be the only call I needed to make. Howard Burch at Homeshape picked up the phone, answered my questions and I hired him. He made it easy. He was extremely professional and he truly loves his work. If you need a home inspection, do yourself a favor and call Howard first. You'll save yourself the hassle of needing to call anyone else. read less

The inspections we purchased were Comprehensive, Mold, 4 - Point, Uniform Mitigation (wind) and Wood Destroying Organisms (WDO). Our inspector was Mr. Howard Burch and he was highly knowledgeable on the process and answered all our questions. He encouraged us to be onsite for the inspection and we chose to do that. He pointed out some minor deterioration and areas that may be of concern in the future. The 4-point and Uniform Mitigation inspection reports were needed to secure a homeowners insurance policy. I highly recommend HOMESHAPE Inspections and Mr. Burch. I am glad we used their services and it is a Veteran Owned Business. They do offer discounts to Veterans. read less
