Often I tell home buyers that no home is perfect, there will always be something that will inevitably need to be repaired or replaced in the future. I believe that this is often one of the main reasons home sellers avoid pre-listing inspections. In reality though it’s inevitable that your buyer is going to perform their own home inspection. You better believe they’re going to ask for repairs and seller credits.
The real estate transaction timeline becomes very short after the home inspection occurs. This is often not enough time for repairs to be done, therefore sellers often settle for paying credits to the buyer. Even if you do agree to make the repairs, you will most likely have a week to hire a contractor and complete the work. This short repair window doesn’t give you enough time to shop around for the best pricing. However, taking care of repairs beforehand with a pre-listing inspection can save you hundreds of dollars if not more at the negotiations. As we discussed in the previous step, having documentation of the repairs and paperwork from licensed contractors can increase buyer confidence.
Develop Leverage Over Buyers During Negotiations
A pre-listing inspection is an ideal way to ensure there are no surprises at the negotiation table. Now in the current market of 2021-2022, we are seeing more buyers elect for short inspection periods to add value to their offers. By having a seller’s home inspection completed beforehand, the buyer should have no grounds for asking for repairs or credits from you as everything was disclosed prior in the seller’s disclosure. Your potential buyer may even waive the inspection altogether.

As stated in the prior steps, giving confidence to potential buyers to make an informed decision may even lead to them waiving an inspection all together and reducing the time to close by weeks. That amount of time can often reduce a lot of headaches and money, especially if you’re looking to buy a new home while selling your house.
